East are developing proposals with the LDA for new routes to and along the Beam Reach 8 section of Rainham Riverside, and a new café for local users and workers, recalling the Three Crowns pub that used to stand here at the edge of the Thames river defence; serving tea at the upper level, and alcohol below.

As part of a section 106 agreement for new industrial units on the Beam Reach 8 former Murex site in Rainham Essex East have been asked to design a new workers cafe and upgrading of the existing Thames riverside walk. The site for the new cafe was formerly occupied by The Three Crowns, a two storey building which served tea on its first floor level and alcohol on the lower level to local people and visitors alike. The new cafe building will also be two storeys and at a height wherby it will be possible to view the River Thames even following future predicted flood defence rises. The cafe will be clad in golden zinc and of a profile to match the new industrial units and that of the existing river defence. As part of the wider extent of works the existing Thames riverpath will be upgraded to allow for use by cyclists, walkers with additional decked raised viewing platforms and seating areas positioned along the route to provide opportunities for bird watching. Existing areas of landscape will be encouraged and widened in order to provide a buffer zone and refuge for wildlife adjacent to the river.
