Major Housing Association required a 44 unit residential development on a site they owned in Barking Road, Newham. They needed a rapid planning approval to enable completion of the development in March 2015. The site is located 800m east of Canning Town. Housing of different ages, a public house and a secondary school surrounds the site.
The new development designed up to planning stage by East creates four new elevations, with two primary facades at Barking Road and Newhaven Lane. A mix of one, two and three bedroom flats are topped with a terrace of two storey houses at fifth and sixth floors. No habitable rooms are provided at ground level as the building is located within a flood plain, so new community spaces, entrances, services and car parking spaces are carefully planned at the ground floor; aimed at providing a lively frontage, good access to public spaces and enabling flexibility for change over time.
