Neasden Town Centre
We have been appointed by the London Borough of Brent and the GLA to lead RIBA Stage 2-4 design for the Neasden Civic Partnership Programme, designing new town centre public realm and a new meanwhile, community space. East are leading the design team, with Hayatsu Architects.
Historic issues of severance and underinvestment have resulted in a number of key issues. Neasden tube stations’ placement, 15 minutes’ walk from the high street or “Shopping Centre” coupled with the quality of the public realm discourages footfall, whilst Neasden Shopping Centre itself is cut in two by the North Circular – a condition unique in London.
Ideas of an alternative village history, informed by research and resident engagement, drove a design narrative that has shaped the look, feel and function of spaces and the new Hayatsu designed community building.
Model making, intense observation and the analysis of character have bene used to develop a strategy that will be developed, with delivery of the spaces and building commencing in 2026.
